You live where the rain doesn't stop. Between Camano Island's dense Douglas fir canopy, Port Susan's salt air, and the Stillaguamish River fog that blankets Stanwood most mornings from October through May, your roof is fighting a biological battle every single day. Moss doesn't just sit there looking ugly — it wedges its root-like structures (rhizoids) under your shingles, lifts them, and lets water pour directly into your roof decking. On a roof left untreated, a light moss colony can become full structural damage in under three years. We're Petrichor Power Wash, and we've cleaned hundreds of roofs across this corner of Snohomish County. We know exactly what's attacking your shingles — and we know how to stop it without voiding your warranty in the process.
Camano Island is, biologically speaking, a moss incubator. The western slopes collect between 35 and 50 inches of annual rainfall. Mature Douglas firs, big-leaf maples, and western red cedars deposit a continuous layer of organic debris — needles, seeds, bark strips, and catkins — that traps moisture against your shingles for weeks at a time. The north-facing and tree-shaded sections of your roof never fully dry out between rain events. That's the perfect habitat for a three-stage biological takeover.
It starts with Gloeocapsa magma — the algae responsible for those dark black streaks running down your roof. It looks like staining; it's actually a living organism feeding on the limestone filler in your asphalt shingles. Moss colonizes next, and finally lichen — the most damaging of the three — fuses its rhizoids directly to the shingle granules and is nearly impossible to remove without professional treatment.
In Stanwood and the Stillaguamish delta, river-bottom fog creates an additional layer of ambient moisture that accelerates this cycle. Arlington and Marysville homes along the Cascade foothills catch runoff and shade from the east. Everett's older neighborhoods near Port Gardner Bay deal with salt-laden marine air that simultaneously feeds algae growth and degrades shingle integrity. Every neighborhood in our service area has its own specific threat profile — and we've treated all of them.
"North-facing roofs on Camano Island can develop active moss colonies in as little as 12–18 months after a fresh installation if no moss inhibitor is applied." — Petrichor Power Wash field notes
Pressure washing a roof is the single fastest way to destroy it. The granules embedded in your asphalt shingles are your roof's first line of defense against UV radiation and water infiltration. High-pressure water blasts those granules off in seconds — and once they're gone, they don't come back. GAF, Owens Corning, and CertainTeed all explicitly void roofing warranties on surfaces that have been pressure washed. If you've had a contractor show up and blast your roof with a pressure washer, your warranty is likely already gone.
Petrichor Power Wash uses low-pressure soft washing — the method endorsed by the Asphalt Roofing Manufacturers Association (ARMA). Our biodegradable solution penetrates biological growth at the root system, killing moss, algae, and lichen at the cellular level. The dead material naturally rinses away over the next several rain events — which, on Camano Island, typically means within a couple of weeks. No granule damage. No lifted flashing. No voided warranty.

Get a free, no-pressure quote for your roof cleaning. We respond same day. Most Camano Island and Stanwood quotes can be given remotely — send us your address and we'll get back to you with a number before you pick up the phone.
In the Pacific Northwest's climate, we recommend scheduling professional roof cleaning every 2–3 years for most homes in our service area. Homes beneath heavy tree coverage — common throughout Camano Island's interior neighborhoods and along the island's western hillsides — may see regrowth begin earlier and benefit from annual maintenance treatments or preventative inhibitor applications between full cleans.
After your initial clean, we offer a zinc-based moss inhibitor treatment that significantly extends the interval between services. We can also advise on zinc strip installation along your ridge caps — a passive, low-maintenance option that releases zinc ions down your roof surface with every rainfall, continuously suppressing moss and algae growth. It's one of the most cost-effective long-term investments a Camano Island homeowner can make.

Not with soft washing. High-pressure washing destroys shingle granules and is specifically prohibited by major roofing manufacturers including GAF, Owens Corning, and CertainTeed. Our low-pressure soft wash system follows the ARMA-recommended method and preserves your manufacturer's warranty. We've never had a warranty claim related to our cleaning process.
Most residential roofs on Camano Island and in Stanwood range from $450–$750 depending on pitch, square footage, and the level of biological growth present. Steeper roofs and roofs with significant lichen (which requires more labor to treat) fall toward the higher end. We provide free, no-obligation quotes — most can be given remotely without a site visit.
Most single-story and standard two-story homes in our service area take between 2 and 4 hours from setup to cleanup. Larger homes or roofs with significant moss buildup requiring manual removal may take a full day. We'll give you a time estimate along with your quote.
No — most of our customers aren't home during service. We need access to an outdoor water spigot and to know if you have any fragile landscaping or areas of concern. We'll send photos when we're done and a written summary of anything we noticed during the job.
